Luxe were approached by a client with a building consisting of 7 flats. The Client Brief was for all flats to be completely refurbished with a bright and easy uplifting feel and ready for the high-end rental market within 6 months of starting the works.

The 6 flats comprised of 5 x 2 bed, two bath at around 800 square foot per flat, and 1 x 3 bed, two bath, duplex at 1,200 square foot. The flats had been lived in and poorly maintained for over 15 years. This was right up our street as we saw the real potential for a great transformation in a prime London location, as this is what Luxe is all about; “transformation.”

With the help of our team we came up with a plan of action to fulfil the clients brief to the highest standards in the short period of time we were given to complete the project. We decided instead of making all the flats uniform since they were going on the rental market, we wanted to give each flat its own unique look. We achieved this by doing the following:

  • Gutting all of the flats back to the brick
  • Solid oak wooden floors throughout
  • Mixed marble and porcelain tiles in both bathrooms
  • En suite bathrooms to have shower and bath separate
  • Second bathroom to be a shower room
  • Fully integrated kitchens with Bosch appliances
  • Both bedrooms to have built-in wardrobes

After all the above was completed, we had our interior design team do what they do best, that was to come up with the following for each individual flat:

  • Pastille, neutral colours throughout
  • Kitchen designed to suit the specific flat
  • Washed white oak floors in the chosen flats with natural oak in the others
  • Wood panelling in the hallway and lounge areas
  • Bathroom designs to flow within the style of the flat

Each flat was then fully furnished to the highest standard which really emphasised the colours, design and natural look we were aiming for to fit the Client Brief. The properties were then given back to the client and put on the rental market and as a result of our work each flat was rented within 10 days of going on the market.
