Luxe Property Group was approached in May 2015 by one of the local agents in Kentish Town. We were shown a property that was in complete disrepair as the previous people who lived in the house since 1965 had never done any repair works to the property.
As you can imagine when we arrived we were very excited to buy this property as we saw the great potential for a refurbishment which will involve all our departments as the property needed ample amount of work.
When we completed in September 2015, we straight away put all our heads together and made sure that we really paid attention to detail and had the interior design team work back-to-back so the project could commence in mid January 2016.
Our goal was to transform this two bed, one bath 1,000 square foot first and second floor maisonette into a bright and spacious three bed, two bath property suitable for anyone looking to make it the perfect home.
Our vision really kicked into action when we completely took the property back to the brick and were left with a shell. We then decided, we want this property to appeal to everyone. After doing extensive market research, we realised the best way to achieve this was by doing the following:
- Leaving exposed bricks in certain areas
- Making sure we could have at least 2.7m high ceilings
- Underfloor heating in the bathrooms
- Engineered oak wooden flooring in the hallways and lounge/kitchen
- Thick wool woven carpets in the bedrooms
- Exposed volted ceilings on the top floor, giving us 4.2m
- Integrated Bosch appliances
The property was completed by August 2016, just shy of a year from completion and within 8 months of the commencement day.
The property is now on the market with three local agents, Foxtons, Marsh & Parsons and Olivers. We are delighted to say that not only did we manage to achieve our goals and finish the property to the highest standards expected by Luxe, but we have also managed to shock all the local agents and potential buyers who have come through the door so far.
